Money Saving Tips and More....

Did you know? Asphalt shingles naturally lose some granules over time which is not an automatic sign that it's time to replace your roof. However, before trouble starts, have a roof inspection done to determine the remaining age of your roof. If you need repairs, get it done now before the next storm season starts. Replace missing shingles and worn seals around vents and skylights. And if it's time to replace your roof now, contact your insurance carrier before you hire your roofer to discuss insurance premium discounts which are often given for certain materials and features. IMPORTANT: Always get multiple roof cost quotes, and only hire a reputable company with verified credentials.

And if you are wondering what the current market value of your home is, contact me today to discuss an appraisal of your home. Take advantage of my December Discount! Fifty dollars off the cost of your appraisal if you schedule it now for January, 2019.

Broward County property taxes for 2018 are due by March 31st, 2019. Did your taxes increase over the prior year? As per Broward County officials, the most common reasons are:

  • Loss of homestead exemption or other change in exemption status
  • Increase in assessed property value due to increase in market value
  • Increase in index tied to the Save Our Homes cap, 2.1% this year
  • Increase in millage rate by one or more taxing authorities
If you have any questions about your property taxes contact the Broward County Call Center at (954) 831-4000.

And if you are in need of an appraisal of your home by a qualified, private appraiser, contact Jennifer's Appraisals, Inc. now!

Whether you want to sell your home on your own or with the help of a real estate agent, a professional appraisal report will help you make a better educated decision when determining your asking price. Of course you want to get the best price possible for your home, and a current appraisal will help guide you.

An appraiser has no vested interest in what price the house sells for. Our fees aren't contingent upon the value opinion we render, but rather they are calculated on the time spent preparing the report. This is different from other real estate professionals such as the agent who earn a commission, or percentage of the sale.

Hire a well qualified, certified, and experienced appraiser for your next appraisal report. Jennifer's license can easily be verified, and her experience in Broward County goes back 20 years. Jennifer Carpenter, License #RD3554. Questions? Call me now! (954) 558-4283

Broward County property owners, last week, like many of you, I received my notice of proposed property taxes for 2018 (TRIM Notice) from the Broward County property appraiser.

Did you know? Low-Income Seniors who maintain long-term residency may be entitled to additional tax relief. The cities of Cooper City, Pembroke Pines, Hollywood, Miramar, Dania Beach, Hallandale Beach, Oakland Park, Pompano Beach, Sunrise, and Weston, have all approved an additional exemption for low-income seniors. Contact the Broward County office at (954) 357-6830 for more information.

IMPORTANT:  The deadline to file for any exemption, or to file an appeal of your value as reflected on your TRIM notice, is September 18, 2018. Visit the Broward County Property Appraiser online at www.bcpa.net or call the Value Adjustment Board directly at (954) 357-7205.

*Please note* I am passing on this information to you but my office is not affiliated with the County Property Appraiser's office. However, if you do need a local, private appraiser to appraise your home, please contact me to discuss.  Thank you!
